Homebuyers Report (HBR)
An HBR is a limited form of report that focuses on urgent matters needing attention. It is effectively a form requiring comment on specific issues and is therefore somewhat limited. It does not allow for discussion or supposition based on what the surveyor has seen. It is in our opinion really only suitable for relatively modern estate houses and modern flats and we usually only recommend and undertake them for these types of property.
It is not in our opinion suitable for ;
- buildings that have been altered or extended
- older buildings
- buildings built in an unconventional way
- listed buildings
- buildings you plan to renovate or alter in any way
An HBR includes information about:
- any major faults in accessible parts of the building that may affect its value
- the property’s general current condition
- any urgent problems that need inspecting by a specialist before you sign a contract
- results of damp tests
- timber damage including woodworm or rot
- the condition of any damp-proofing, insulation and drainage (drains are not tested)
- the estimated cost of rebuilding after a fire, for building insurance purposes
- the property’s value on the open market
